Best VRBO I have rented. We all enjoyed the house and surrounding property. VERY relaxing. Highly recommended.

The house was tastefully decorated and the views spectacular. The beds were comfortable and clean. It was very relaxing to listen to the waves crashing against the rocks. The yard should be better maintained. The voles have made holes and mounds which should be looked after. The hot tub has an out of service sign screwed on it, but it actually works. The master shower should have a safety bar. The back door never locked. No shampoo, conditioner or body lotion is provided. For such a nice home, these things should be fixed for the safety of the guests. And, there is no access for extra towels if needed. You have to bring your own laundry detergent to wash and dry. Again, this lovely home would be 5 star if these issues were corrected.

Wonderful location, nice home. Would be happy to stay there again.

Second year booking was as great as the first. Fine weather allowed for the full enjoyment of the beautiful views. One disappoint. During the week stay, the manger was unable to repair an inoperable dryer. I have already booked again for next year

Our family of four fell in love with this beautiful space on the peninsula. With breathtaking views from every window, we could not help but feel grateful that we had found this place. We enjoyed games, cooking, lounging around and also exploring the nearby towns. We booked another stay before our current one had ended, we liked it so well.

Location, view and amenities are unsurpassed. A beautiful property and great selection of of books!

My 40th getaway at Breakers Point was more than I could have hoped for. The property was stunning, and the property management company was helpful and professional. We plan to make an annual return and start a new tradition.

It was the best house we have been in all of my years of renting places in Mendocino. It was obvious that the owners are frequently there. The house was immaculate. The kitchen was perfect for serving large meals. You couldn't ask for anything more.

Ever look at the big ocean front houses with an uninterrupted view and more and wish you could stay there? This is your place to live the waterfront lifestyle in a well appointed house. We thoroughly enjoyed our stay and will be back again.

Beautiful property and house. We enjoyed our stay and would recommend the property to friends. It would be nice to have a working fireplace. Also, we had difficulties getting the heat to work. Had to have maintenance come to assist. Instruction book might have better information about functioning heat and tv. Everything lovely.

You can't get any closer to dramatic crashing surf than this house. Watch the light, birds, and tidal changes all day. House is very very clean, well-appointed, great beds and bedding. No musty smells. You are close to other homes but feel very secluded. Minutes to Mendocino restaurants and Fort Bragg coast hike.

Excellent property. Well appointed well stocked, and everything worked. Great ocean views from every room. A quiet neighborhood with wildlife everywhere. Also the location is convenient to restaurants and services.

This is a lovely place and our family of 6 had a great time. The location is absolutely beautiful, the house is well done and comfortable, and the amenities are great. The quality of the appliances was great. The kitchen was very well stocked with an array of spices and quality utensils and dinnerware.


Some thing to note: For the price, the house feels a little dated with tons of wood paneling and wood cabinets (although more a 1990s vibe than a 1960s one) and the master bathroom appears to be dated (the second full bathroom is nice and modern). Also an iron and ironing board in the laundry room would have been great (otherwise the washed and dryer are awesome).


Something to change: We were not given clear check-in instructions (no email and no instructions in the app either) that we needed to pick up the property key from the rental office in the next town of Mendocino. We arrived late at night (around 9:30pm) after a long day of driving (10 hours) and had to make a few calls to figure out that we needed to drive another 30 minutes (15-mins one-way to Mendocino to pick up the keys). The key drop-off was also in Mendocino. It would be a lot easier to have a code box with the key on premises to make it easy to enter and exit the property.

The pictures just don't do this place justice. Amazing property that was the cleanest rental we have ever stayed in anywhere.

Mendocino Preferred Vacation Rentals went above and beyond to make this a very special stay. They helped me set the stay up, walked me through how to get in, and where to eat... this was our 30th anniversary and they were integral with getting us to success. Thanks Cindy for the afterhours help with my inability to read simple directions! ;-)

The home is a beautiful oasis and definitely worth a visit.
Only flaw was the apparent purposeful disabling of windows. Thus we were unable to fully enjoy the ocean sounds and smells.

We have rented many different Mendocino Preferred properties before; this was our first time at Breakers Point. This is a wonderful new addition to the vacation rentals. The interior is new and well-appointed and the location is phenomenal. The yard is neat and up close to the ocean. The house has comfortable furnishings, strong internet and strong 4G cell service. It is a place our family looks forward to renting again in the future.

This home exceeded all my expectations. With two amazing points with outdoor benches to view the Pacific Ocean and it’s awesome coastline, steps down to the water, and awesome unobstructed views from every room in the home. I can’t imagine a better place to stay. The interior is lovely. High quality furniture, housewares and incidentals that made the house a perfect home for spending time with family and friends. This is a Place not to be missed. I’m so glad I discovered it’s new listing!

Breakers Point will literally TAKE YOUR BREATH AWAY with its amazing views from literally every room! I was thrilled that whether I was preparing meals, in the bathroom or every bedroom, the majesty of the Pacific Ocean or neighboring arboretum property was astonishing. And what privacy! Tucked down a gated road, Breakers Point is the last property at the end with TWO amazing points into the ocean. The flora and property grounds are impeccable. One can sip coffee in the morning from one bench, watching the sunrise, birds awaken and seals play below you. In the evening the spectacular sunset is perfect to watch from another bench with a glass of wine or cocktail. The house is beautifully remodeled and appointed with high quality necessities. One bathroom has preserved a mid-century modern style, with a shower that is overlooking the ocean from three directions! As a gourmet cook, I was thrilled with the exceptional kitchen appliances, tools and basic necessities. The furniture was excellent, including a billiard table, games, books, great beds, quality linens and towels. I will definitely return again!

This is a gem on the Mendocino Coast. It has stunning views of the Pacific Ocean on 3 sides. The property in-doors has recently been updated and is so inviting with local Artisans decor, paintings and sculptures. The kitchen had everything we needed as one of the owners is an experienced chef. However, there are great restaurants and groceries near by to enjoy. A Pool table was great entertainment for us and they have “Normal Cable and internet” (Xfinity) on the premises. Then head upstairs for additional incredible views of the ocean, rocks, boats and whales. One of my favorite parts of “Breakers Point” is the Master Bedroom and bathroom. Total Ocean Bathroom Spa decor with views from the Master Shower of the Botanical Gardens close by. We will definitely be going back to Breakers Point soon.
